When to sell and buy a home and why each season counts

Each real estate season during the year has benefits for sellers and buyers.  It is a myth not a fact that homes only sell during the "hot season," this is only driven by a specific market area.

Spring

The spring market sees a heightened activity for many Real Estate Agents.  Buyers and sellers see this as the perfect time to make a move for their family before the school season begins.  The first quarter of the year tends to set the tone for the rest of the year.  This is the time when the market organizes itself.Sellers will be aware of the value of their home and buyers will realize how aggressive they need to be to secure a home they are interested in.

Summer

The summer is a less busy market than the spring.  By the time the summer hits, it is definite if the market is a buyers or a sellers market.  Most families have already made the move to their knew home and established their families for the new school year.  This is also a season of traveling and vacations, keeping a majority of potential buyers occupied.  A positive side to this season is that most buyers are motivated and serious about buying if they are taking the time out of their summer season to look at your home.

Fall

The fall shows a leveling off of the market.  Showing may be few and far between, but once again, most people looking are ready for a move.  Because of tax benefits, buyers may also be eager to close by December 31st.

Winter

Although there are fewer buyers and sellers in the winter months, according to brokers the total number of sales barely drops below the monthly average for the rest of the year, only the most motivated buyers and sellers are looking and selling their homes, which leads to good deals.

Although we can analyze when it is the best time to buy and sell our homes, most of the time we do not get the privilege of selling or buying around our wants rather than our needs.  Contacting a local Real Estate Agent that is familiar with the market in your area will be the best source of information.
